The Real Estate Almanac is an annual analysis of the most significant segments of the residential industry and its most important players. The 2020 edition of the Almanac will cover five distinct segments, released successively in the first five months of each year. They are:

- The nation’s largest franchisors, networks and holding companies (published in April)
- The nation’s largest brokerage companies (published in May)
From over a pool of over 100,000 brokerages, vendors, associations, executives and other groups, we identify the 2,000 organizations and executives that according to our extensive research are the most significant players in our industry.
T3 Sixty will provide the information in a handy usable format and will as far as possible identify differences, criteria, shifts and much more.
All existing lists and rankings managed by T3 Sixty such as the SP200 and the Mega 1000 will continue and form part of this enormous annual compendium. Combined, all this information will be known as the Real Estate Almanac and will be provided free to the industry every year.

The SP200 is not a popularity contest, based on T3 clients, friends, family or newsmakers. T3 Sixty uses eight criteria to help benchmark leaders that are the most powerful and influential in the industry and have had the largest impact over the preceding 12 months.
As research is completed and audited, T3 Sixty releases segments of the Real Estate Almanac on a monthly basis each year, from January through May.

A compendium of all data released electronically will be made available every year for those that wish to have a desktop copy to keep handy. These copies will be available for sale in June for orders placed before May 1.
True to the T3 Sixty philosophy, each segment is compiled with a huge commitment to accuracy and care.
T3 Sixty follows a rigorous process to collect, survey and analyze companies, pour over annual financial statements, scrutinize org charts, obtain and review franchise reports, make hundreds of contacts, calls and emails to executives to verify information, where possible access the MLS, state departments of real estate or Realtor association data and more.
This is done with cooperation of many industry participants in effort to minimize exaggerated, inaccurate claims and incomplete surveys.
T3 Sixty has agreements with most franchisors to obtain certain limited information that is used to include your brokerage on the Mega 1,000 top broker rankings.
Unaffiliated brokerage companies are invited to provide the same information directly to T3 Sixty.
If brokerages decide not to provide information, T3 Sixty will use a number of tools to calculate your sales volume, transaction count and agent count based on your MLS numbers, number of licensed against within your state’s department of real estate, industry benchmarks and a few other methods.
This is, of course, inexact and we will therefore asterisk those numbers. We have, however, in most cases determined that we get very close to actual numbers. This ensures that T3 Sixty rankings are more accurate, because when companies, especially larger ones, are left off rankings, it skews the ranking of every company below them.
