T3 Top 5 Real Estate Companies

Every year, T3 Sixty ranks the industry’s largest real estate companies, which include enterprises, brokerages, franchise brands and franchisees. In this special preview, the five largest companies by full-year 2022 sales volume in each of those categories are presented.

T3 Top 5 Real Estate Enterprises

Real estate enterprises, also known as holding companies, are the largest entities in the residential real estate brokerage industry. The enterprise ranking considers the production of both a company’s owned and franchised offices. Of course, some companies only have owned operations, some only have franchised operations and some have both. This list considers the full real estate footprint of the industry’s largest companies.

The composition of the top five enterprises varies irrespective of their structures and includes all sales volume numbers under the same ownership:

  • Production for Anywhere Real Estate includes that of its brokerage wing, Anywhere Advisors, and its six franchise brands: Coldwell Banker Real Estate, Sotheby’s International Realty, Century 21 Real Estate, Better Homes and Gardens Real Estate, ERA Real Estate and Corcoran Group.
  • Production for Keller Williams, the holding company that includes Keller Williams Realty, centers almost exclusively on franchise operations.
  • Production for RE/MAX is also based on franchise operations.
  • HomeServices of America (HSA) production includes 28 regional brokerage operations – including Edina Realty, Ebby Halliday and Long and Foster – owned and operated under the HSA name, along with its franchise brand, Berkshire Hathaway HomeServices.
  • Compass does not have any franchise operations and its inclusion as a top five holding company is solely reflective of its brokerage production.
The top five enterprises for 2023 are ranked by their full-year 2022 sales volume. Sales volume is calculated against NAR’s existing home sales data.

T3 Top 5 Real Estate Brokerages

Residential real estate brokerages are an essential element in the industry: they provide the legal mechanism for the buying and selling of homes, support agents with company structure and training and collaborate with local competitors to ensure the real estate market remains as healthy and fluid as possible. This section ranks the US’s largest brokerages – the companies who directly own and operate their offices. 

Brokerages offer administrative, operational, marketing, technology, legal and branding and training services to real estate agents who hang their license with them. Agents typically interact directly with consumers who usually recognize brokerages as a corporate or umbrella brand on shopfronts, for sale signs, websites and legal contracts.

The top five brokerages for 2023 are ranked by their full-year 2022 sales volume. Sales volume is calculated against NAR’s existing home sales data. The rest of the Mega 1000 ranking will be available in late April.

A real estate franchise brand is the distinct brand that real estate brokerages can choose to affiliate with; instead of providing brokerage services directly, brokerages leverage their systems and brand to aid their businesses. A franchisor is the legal entity that owns one or more franchise brands. Examples of well-known franchise brands include Keller Williams Realty, Coldwell Banker Real Estate and RE/MAX.
