These are the brokerages with data not displayed because they have been excluded from the Real Estate Almanac.

Exclusions: Understanding What’s Not Included in the Real Estate Almanac’s Brokerage Mega 1000 Rankings

T3 Sixty aims to provide the most comprehensive rankings of the US’s largest residential real estate brokerages with the Mega 1000. While T3’s research is extensive, certain brokerages and transactions are intentionally excluded from the final rankings to maintain consistency, credibility and relevance. Below, T3 outlines the primary exclusions applied to the Mega 1000 rankings.

Companies and Organizations Excluded from Mega 1000 Rankings

The following are generally excluded from the Mega 1000:

  • Commercial-Only Brokerages: Firms that exclusively handle commercial real estate transactions are not included in the Mega 1000 as the rankings focus solely on residential brokerage performance.
  • Referral Networks and Lead Generation Companies: Brokerages or companies primarily operating as referral networks or lead generators without executing traditional residential real estate transactions are not eligible for inclusion.
  • MLSs, Realtor Associations and Non-Brokerage Entities: Organizations that do not operate as residential brokerages, such as MLSs, Realtor associations, or technology companies, are excluded. These have their own sections within the greater Almanac.
  • Teams Within Brokerages: While influential, real estate teams operating under brokerage brands are not ranked independently. Instead, their production is included within their parent brokerage’s performance metrics.
  • Franchise Brands (as Individual Entities): While franchise networks are analyzed as part of other studies within the Real Estate Almanac, the Mega 1000 focuses exclusively on independently owned and operated brokerage firms.

Transactions Excluded from the Rankings

Additionally, certain transaction types are excluded to ensure consistency and clarity within the Mega 1000:

  • Commercial Transactions: Only residential transactions are considered. Mixed-use transactions with a primarily commercial focus are not included.
  • Rental Transactions: Residential leasing and rental transactions are not counted as the focus is strictly on for-sale residential properties.

Brokerages That Elected Not to Have Their Data Published

T3 Sixty strives to include as many qualifying brokerages as possible, yet some brokerages choose not to share their data for publication.

  • Voluntary Nondisclosure: Participation in the Mega 1000 is voluntary. Some brokerages, despite qualifying for the rankings based on their size and transaction volume, opt not to disclose their data publicly for various reasons, including privacy,  legal or strategic business decisions.
  • Impact on Rankings: Those brokerages that have opted out of display either supplied their data for internal use only or T3 applied a detailed methodology to develop an estimate. In instances where the data would have placed the brokerage in the Almanac rankings, T3 skips over the row and ranking where that firm would have placed to preserve the integrity of the rankings. The exclusion of these brokerages reflects T3’s commitment to honoring data privacy requests. Their absence is noted below to provide transparency and maintain the credibility of the published rankings.
