Local Realtor associations are the day-to-day hub of organized real estate in a community. Some local associations concentrate on member services and participate as members or subscribers of an MLS run by a separate operator. Others both serve members and own and operate an MLS themselves, taking on responsibility for the listing database, MLS governance, subscriber services and technical operations.
Local associations sit inside the long-standing three-way governance model alongside state Realtor associations and the National Association of Realtors: they translate neighborhood-level concerns into local policy and practice, feed issues upward to state and national bodies and work with state associations to coordinate training, model policy and statewide advocacy.
Because MLSs are often owned or governed by local associations, local groups also shape listing rules, data access and market practice — even as recent legal and regulatory pressure in 2025 has pushed many organizations toward consolidation, regional collaboration and governance retooling to manage cost, compliance and the technical demands of modern listing platforms.
