The Swanepoel Power 200 ranks the most powerful leaders in the residential real estate brokerage industry as 2024 kicks off. Criteria used to rank leaders include the scope and power of leaders’ positions, the financial resources they have at their disposal, whether they have equity stake in their company, their trajectory and much more. For a detailed description of the careful methodology T3 Sixty used to determine the rankings, please see the methodology here.

The SP 200 reflects the relative power of leaders in the industry and is not a company ranking. Size and sales volume listed in bios provide framing and, while used to determine ranking, were just part of the data considered. Note that the numbers used in many of the bios reflect full-year 2022 data, as those are the only available across the board for all companies. Most companies have not completed their 2023 financials. When they do this spring, T3 Sixty will publish its annual ranking of the industry’s largest brokerages, brands and enterprises.

Inside Real Estate
Skousen leads popular real estate tech provider Inside Real Estate, maker of kvCore, an end-to-end platform tool featuring an integrated website, CRM and marketing system used by over 400,000 brokerages, agents and teams. In 2023, the company acquired real estate platform Boomtown and released new software to further automate listing marketing and engagement with homebuyers throughout their homeownership experience.

California Association of Realtors
Sebree runs the nation’s second largest state Realtor association in CAR, which has over 215,000 members. CAR continues to be an association heavyweight, involved in advocating for many key housing-related issues in California. He came to CAR from his role as CEO of Missouri Realtors. The Kentucky native also worked previously for the U.S. House of Representatives committee on banking, finance, and urban affairs.

Keller Williams GO Network
Osborn and Garrett own 14 Keller Williams offices under the Keller Williams GO Network, which they co-founded and that has over 4,300 agents who do nearly $13 billion in annual sales. Osborn also runs single-family home-focused private equity firm Waterloo Associates, which he founded in 2017 and is co-author of “Wealth Can’t Wait.” Garrett serves as operating principal of the network he and Osborn co-founded.

The Keyes Company | Illustrated Properties
A fourth-generation leader of the 96-year-old family-owned brokerage, Mike Pappas oversees Florida’s largest independently owned brokerage with approximately 3,000 agents who do over $7.5 billion in annual sales. Mike’s daughter, Christina, who joined the company as an agent in 2011, became president in 2023. In 2023, the company grew with two Boca Raton-based broker acquisitions.

Wheeler leads Opendoor, which has become the nation’s largest iBuying company. She has solidified the company’s position since taking the helm in 2022 by expanding a partnership with Zillow Group and Redfin. In 2023, Wheeler announced Opendoor’s intention to double down on home purchases and plans for a 2024 Super Bowl ad. Wheeler has nearly 30 years’ experience in private equity, having spent more than two decades at TPG Capital.

As founder and CEO of digital transaction management platform SkySlope, Smith leads one of the industry’s leading transaction management platform providers, reportedly serving over 650,000 North American real estate professionals. The company has introduced additional services to partners including a transaction coordination service, offer-management tools and forms software.

Keller Williams Forward Living
Morris owns and runs Keller Williams Realty Forward Living, which has more than 1,400 agents who do over $3.7 billion in annual sales. He is also a KW regional owner for Central and Southern California, Westside LA, and LA Coastal. Morris, in 2023, started Dream House Capital to help first-time homebuyers renovate and own value-add properties.

Stark leads Berkshire Hathaway HomeServices Arizona, California, and Nevada Properties, which HomeServices of America acquired in 2021, as chairman. In this role, he oversees nearly 3,000 agents in 32 offices in three states.

Yun heads NAR’s research group as chief economist, creating economic forecasts and providing housing market analysis for the trade group. Yun also leads NAR’s research group as the senior vice president of research, heading its marketing research and analytics teams. He has created economic forecasts and provided housing market analysis for the trade group since 2008 when he was promoted from senior economist.

Grant runs Florida Realtors, the nation’s largest state Realtor association, which has over 223,000 members in over 49 boards and associations. Before becoming CEO in 2019, Grant served as chief operating officer and general counsel for the association.

In his over three decades as president and owner of William Pitt/Julia B. Fee Sotheby’s International Realty, Breunich has built the company into a market leader in Connecticut, New York and Massachusetts. The firm has approximately 1,100 agents who do nearly $6 billion in annual sales.

Ojo Labs
Berkowitz has led Ojo Labs as CEO since co-founding it in 2015. The Austin, Texas-based company owns the popular national real estate portal Movoto and operates a national referral network under the Ojo brand. In 2023, the firm sold its Canadian operations to the Royal Bank of Canada and secured debt financing, which collectively secured $200 million in investment for the company.

As senior vice president of HomeServices of America, Blaylock is the third most powerful leader in the large real estate enterprise. She joined the corporate leadership team from her role as head of the firm’s West Coast operations as president and CEO of BHHS California. Blaylock began her career with Edina Realty in 1993 and in 2004 she became president of HomeServices Relocation, a startup she grew into a global relocation business.

Michael and son Drayton Saunders lead the firm Michael founded in 1976. The duo has grown the Sarasota-based company into one of Florida’s largest brokerages with over 24 offices and nearly 600 agents who do approximately $3.7 billion in annual sales. Leading Real Estate Companies of the World (LeadingRE) presented Michael with a Global Leadership Award in 2023. Drayton served as president of the 2022-2023 Stellar MLS board of directors.

Woodroof runs Houston’s largest brokerage in Better Homes and Gardens Real Estate Gary Greene, which has over 1,000 agents who do nearly $3 billion in annual sales in 17 offices. Woodroof, who has two sons in the business, has also served in leadership roles for national, state, and local Realtor associations.

Broward, Palm Beaches and St. Lucie Realtors
Hall serves as the CEO for Broward, Palm Beaches and St. Lucie Realtors, the nation’s third largest local Realtor association with over 37,000 members, and BeachesMLS, which serves over 43,000 subscribers. In this position, she helps manage five regional boards across South Florida and Treasure Coast.

A long-time leader of popular real estate portal Homes.com, Mele continues to lead the portal under CoStar Group. He is leading that firm’s high-profile leap into the residential sales side of real estate, which includes a significant war chest to support an aggressive marketing strategy, a playbook it has used to achieve portal leadership in other industries. He will have a growing presence in the industry as Homes.com is poised to launch its revamped agent products in 2024.

Tager runs the real estate digital marketing company Ylopo, which has become a popular tool for brokerages, teams and agents to grow their businesses and brands. In 2023, the company launched RAIYA Voice, a new outbound AI tool to call and convert leads into appointments, which integrates with its text communication tool popular with brokerages, teams and agents looking to grow their businesses and brands. Tager previously founded and ran lead generation service TigerLead Solutions, which Move Inc. bought in 2012.

Jensen leads one of the country’s largest MLSs in MRED, which serves over 50,000 members in northern Illinois, southern Wisconsin and northwest Indiana. Jensen also chairs the boards of the MLS Grid, the MLS data-sharing initiative currently serving more than 29 MLSs, and the Real Estate Standards Organization. The board vice chair of the Broker Public Portal. Jensen began her tenure at MRED in 2015.

Consalvo runs one of the nation’s largest MLSs in Arizona Regional MLS (ARMLS), which has nearly 41,000 members. He is also a founding member of MLS Aligned, an MLS collaboration with ARMLS, Beaches MLS, Metro MLS, Utah Real Estate, Regional MLS (Oregon), Northern Nevada Regional MLS and MLS Listings (California), which collectively served over 150,000 real estate professionals in 2023.
