The Swanepoel Power 200 ranks the most powerful leaders in the residential real estate brokerage industry as 2025 kicks off. Criteria used to rank leaders include the scope and power of leaders’ positions, the financial resources they have at their disposal, whether they have equity stake in their company, their trajectory and much more. For a detailed description of the careful methodology T3 Sixty used to determine the rankings, please see the methodology here.

The SP 200 reflects the relative power of leaders in the industry and is not a company ranking. Size and sales volume listed in bios provide framing and, while used to determine ranking, were just part of the data considered. Note that the numbers used in many of the bios reflect full-year 2024 data, as those are the only available across the board for all companies. Most companies have not completed their 2024 financials. When they do this spring, T3 Sixty will publish its annual ranking of the industry’s largest brokerages, brands and enterprises.

Exit Realty
Bonnell leads the Exit Realty, which has nearly 22,000 U.S. agents who do over $22 billion in annual sales, as Co-Chair. Witt owned and operated multiple Exit Realty franchises before becoming U.S. CEO in 2021. The Canada-based firm continued to expand in 2024 opening 21 new American markets across the South, Northeast and Midwest. A renowned industry speaker and leader, Bonnell is also active in the National Women’s Council of Realtors.

Sibcy Cline Realtors
The fourth-generation leader of family-owned Sibcy Cline Realtors, Sheakley helms this Cincinnati-based Midwest powerhouse. Sibcy Cline, which does nearly $2 billion in annual sales, in 2024 acquired one of its main regional competitors to add a reported 200 agents in Ohio, Northern Kentucky and Southeast Indiana. Sheakley started with the company in 1996 and in 2009 became president of Sibcy Cline Relocation Services, a role she continues to hold even after becoming the real estate firm’s CEO in 2018.

BHHS PenFed Realty
As president of BHHS PenFed Realty since 2006, Wiles has helped grow the Virginia-based firm with just under 2,000 agents doing nearly $6 billion in annual sales. Among the nation’s fastest growing residential firms, BHHS PenFed Realty is one of the country’s top 35 largest brokerages. Prior to joining PenFed as founding president and principal broker, Wiles owned and operated Vestra Realty & Development. He is an industry veteran of more than three decades.

Keller Williams Capital Properties
Husband-and-wife Bo Menkiti and Kymber Lovett-Menkiti run Keller Williams Capital Properties, which does more than $1.6 billion in annual sales and is among the strongest brokerages within the KW network. Bo also runs The Menkiti Group, a firm focused on transforming urban areas through real estate investment. The group has an equity stake in the couple’s brokerage as well as three other Keller Williams regions and owns mortgage lender Mission Mortgage.

Long & Foster Companies (an HSA company)
Bain became CEO of Long & Foster Companies in 2023 and added the president position in 2024. In this role, he oversees the Mid-Atlantic region’s largest real estate company. Bain joined the company in 2010 and served as president of its insurance, rental service center and property management businesses. Bain also launched the firm’s home inspections business before bringing his more than three decades of real estate industry expertise to his leadership of the parent company.

Waterloo Associates
Osborn and Garrett run Waterloo Associates, which is a major investor in five Keller Williams Realty regions and multiple market centers. Osborn founded Waterloo Associates in 2017 and is co-author of “Wealth Can’t Wait.” Garrett is operating principal of a Waterloo Associates’ portfolio company, Keller Williams GO Network Offices, which he co-founded with Osborn. KW Go has more than 3,900 agents who do nearly $9 billion in annual sales, which makes the franchisee the third largest in the U.S.

Berkowitz has led this Austin-based prop tech company since he founded Ojo Labs in 2015. His 2023 move to sell off Canadian operations and secure $200 million in investment played out in 2024 with the firm acquiring The Lead Syndicate agent platform. Combining its national real estate portal, Movoto, and the newly acquired platform, the company launched an all-in-one platform called Lever. This move coincided with Ojo rebranding its consumer and agent-facing products as Movoto.

In his over three decades as president and owner of William Pitt | Julia B. Fee Sotheby’s International Realty, Breunich has built the company into a market leader with agents in Connecticut, New York and Massachusetts doing more than $5 billion in annual sales. In 2024, the firm ranked as the ninth largest brokerage in the U.S. by sales volume.

Edina Realty (an HSA company)
As president and CEO, Mason oversaw the Minnesota-based Edina Realty’s continued expansion in Wisconsin and its opening of a new market in southwestern Florida. The company in April opened an office in Naples to serve communities along the Gulf Coast between Sarasota and Marco Island. Mason also leads the company’s title, mortgage, home warranty, insurance and relocation businesses. He started at Edina Realty in 1986 as a title examiner and became CEO in 2014.

Michael Saunders & Company
Michael and son Drayton Saunders lead the firm Michael founded in 1976. The duo has grown the Sarasota-based company into one of Florida’s largest brokerages with nearly 600 agents who do approximately $3 billion in annual sales. The luxury brokerage in December 2024 affiliated with Forbes Global Properties and opened its 18th office in the Gulf Coast region. Leading Real Estate Companies of the World has presented Michael with its Global Leadership Award; Drayton is a past president of Stellar MLS’s board of directors.

Keller Williams Forward Living
Morris owns and runs Keller Williams Realty Forward Living, which has nearly 1,100 agents who do nearly $2 billion in annual sales. He is also a KW regional owner for central and southern California, westside and coastal Los Angeles. Morris, in 2023, started Dream House Capital to help first-time homebuyers renovate and own value-add properties. He is the co-author of “Wealth Can’t Wait” with David Osborn.

Consalvo runs one of the nation’s largest MLSs in Arizona Regional MLS, which has nearly 41,000 members. He is also a founding member of MLS Aligned, an MLS collaboration with ARMLS, Beaches MLS, Metro MLS, Utah Real Estate, Regional MLS (Oregon), Northern Nevada Regional MLS and MLS Listings (California). In 2024, the dismissal of Zillow’s case involving ARMLS gave its subscribers access to both Aligned Showings and ShowingTime.

Burks completed the controversial acquisition of Colorado’s largest MLS in September 2024. His private company, MAZL LLC, was formed expressly to secure control of the market-leading MLS from Denver Metro Association of Realtors and South Metro Denver Realtors Association. Burks, a four-decade industry veteran, promised an innovative, subscriber-focused MLS. He soon after hired industry veteran Dana Bennett as CEO of the nation’s 17th largest MLS, which has more than 26,000 subscribers.

Cairn Real Estate Holdings
Davidson leads Cairn Real Estate Holdings with a portfolio that includes the large brokerage and franchise operator JP and Associates Realtors (JPAR), which operates a fee-based brokerage model and has more than 4,200 agents who do over $7 billion in annual sales. In 2024, JPAR revamped its agent revenue model — dropping its cap fees from 23 to 16 sides — and hired Agently for agent training to further support brokerage growth. Davidson, a more than 35-year industry veteran, formerly led Century 21 Real Estate as CEO from 2010 to 2017.

Mayi de la Vega co-founded the Coral Gable-based One Sotheby’s International Realty in 2008 with her son Daniel. Mayi leads the firm as CEO and Daniel as president. They oversee more than 1,600 agents who do more than $5 billion in annual sales, making the firm the 35th largest in the U.S. In 2024, the firm launched a new ad campaign touting its Realtors as “curators of the unique” in luxury real estate and brought in a new managing director for markets in Europe, the Middle East and Africa.

As founder and CEO of digital transaction management platform SkySlope, Smith leads one of the industry’s leading transaction management platform providers, reportedly serving over 750,000 North American real estate professionals. In 2024, it partnered with CINC to streamline buyer agreement workflow and announced partnerships with NextHome, Bright MLS and Florida-based realMLS.

Constellation Real Estate Group (a Constellation Software company)
In 2024, Morwald became president of Constellation Real Estate Group, a new division that encompasses all the real estate offerings of the large holding company Constellation Software. In this role, he oversees Constellation1 – the real estate tech unit that offers a variety of tools including Market Leader, Top Producer and Showcase IDX – and a new distinct real estate data services division. He joined the Toronto, Canada-based real estate tech company in 2019 as director of business development and later worked as its vice president of data services.

Dain has led NorthstarMLS, which has over 20,000 members in Minnesota and western Wisconsin, since 2022. Approximately 95 percent of all Minnesota MLS users are NorthstarMLS subscribers. Before joining the MLS, Dain served as president and general manager for MLS software provider Remine and as CEO of MARIS, an MLS serving Missouri and Illinois. In 2024, NorthstarMLS expanded its inventory and referral opportunities in Central and South America for subscribers via a collaboration with Omni MLS.

BHHS Ambassador Real Estate (an HSA company)
Leisey has led Omaha, Nebraska-based BHHS Ambassador Real Estate since 1985. The firm reportedly has over 1,000 agents in Omaha, Lincoln and surrounding areas, who do nearly $3 billion in annual sales. Leisey also founded the Explosion Real Estate Conference and the BHHS millennial networking group, The REThink Council.

CEO, 
Broward, Palm Beaches and St. Lucie Realtors
Hall serves as the CEO for Broward, Palm Beaches and St. Lucie Realtors, the nation’s third largest local Realtor association with nearly 38,000 members. In this position, she helps manage five regional boards across south Florida and Treasure Coast. To educate consumers about the changing role of agents in 2024, Hall launched the association’s “Only a Realtor” TV and social media campaign. Meanwhile, she spearheaded the addition of Sidekick’s AI-powered tools to the association’s BeachesMLS, which has 43,000 subscribers.
