Released annually in January, the Swanepoel Power 200 (SP 200) ranks the most powerful and influential executives in the residential real estate brokerage industry.

The Swanepoel Power 200 ranks the most powerful leaders in the residential real estate brokerage industry as 2025 kicks off. Criteria used to rank leaders include the scope and power of leaders’ positions, the financial resources they have at their disposal, whether they have equity stake in their company, their trajectory and much more. For a detailed description of the careful methodology T3 Sixty used to determine the rankings, please see the methodology here.

The SP 200 reflects the relative power of leaders in the industry and is not a company ranking. Size and sales volume listed in bios provide framing and, while used to determine ranking, were just part of the data considered. Note that the numbers used in many of the bios reflect full-year 2024 data, as those are the only available across the board for all companies. Most companies have not completed their 2024 financials. When they do this spring, T3 Sixty will publish its annual ranking of the industry’s largest brokerages, brands and enterprises.

CEO, 
First Team Real Estate
Harrington has led First Team Real Estate as its CEO since October 2023. Founded by board chair Cameron Merage in 1976, the firm serves Southern California with annual sales of more than $5 billion. Previously, she held the chief operating officer position after merging the brokerage she grew from two to 130 agents, Star Estates, with First Team. Harrington, a former Marine, also serves as a federal political coordinator for NAR and is involved with the California Association of Realtors and the Orange County Association of Realtors.

BHHS The Preferred Realty
As president and CEO of Pittsburgh’s Berkshire Hathaway HomeServices The Preferred Realty, Hosack oversees one of the nation’s top 75 brokerages. Its more than 2,100 agents across Western Pennsylvania and Ohio do more than $3 billion in annual sales. Hosack is a board member of the collaborative, consumer-facing Broker Public Portal as well as Upstream and West Penn MLS.

Howard Hanna Real Estate
Burdick has served as president of brokerage operations for Howard Hanna Real Estate Services since 2023. She oversees the nation’s largest privately-owned brokerage, which has more than 12,600 agents in 13 states who do more than $34 billion in annual sales. Previously, president of Northern Ohio and Michigan, this industry veteran now oversees business and operational efforts for the firm.

RealScout
Flachner leads RealScout, which provides agents and their clients with agent-branded home search portals. In 2024, he and his firm led the production and publication of a survey of real estate teams that got industry attention. RealScout also serves brokerages in certain markets through its Buyer Graph offering, which distills aggregated buyer data to determine market insights and ideal pricing.

Serhant
Serhant founded his fast-growing eponymous firm in 2020. It has become a multidimensional real estate brokerage with agents across eight east coast states, an extensive social audience and a YouTube network, “Listed,” dedicated to lifestyle and real estate shows featuring its agents. Serhant starred in two Bravo shows (e.g., “Million Dollar Listing New York”) and executive produced Netflix’s “Owning Manhattan.” He is also a published author and podcast host who an investor in Major League Pickleball.

National Association of Realtors
Yun is a public face for NAR as its chief economist, creating economic forecasts and providing housing market analysis for the trade group. Yun also leads NAR’s research group as the senior vice president of research, heading its marketing research and analytics teams. He has created economic forecasts and provided housing market analysis for the trade group since 2008 when he was promoted from senior economist.

Allen Tate Companies (a Howard Hanna company)
President of Allen Tate Companies since 2021, Scott oversees 1,800 agents in more than 70 offices across the Carolinas. Howard Hanna’s largest brokerage brand in the region, the firm in 2024 expanded its footprint with seven new acquisitions. The new offices expand its North Carolina presence in the mountains and Triad region as well as in upstate South Carolina while marking the company’s entrance into South Carolina’s Lowcountry. With more than 30 years industry experience, Scott has previously held leadership positions at Long & Foster, Patterson-Schwartz and Prudential Preferred.

O’Connell has since 2018 led the day-to-day operations of Long Island, New York-based Daniel Gale Sotheby’s International Realty, which has nearly 800 agents who do more than $3 billion in annual sales. With a background in public and employee communications for an insurance company, she came to Daniel Gale in 2007, when the firm acquired her real estate business.

CINC (a Fidelity National Financial company)
Erize joined CINC (also known as Commissions Inc.) as chief operating officer in 2016 when Fidelity National Financial acquired the company. In 2017 he transitioned to CEO. Today he oversees the strategic direction of the lead generation and conversion platform for North American agents, teams and brokers. In 2024, CINC teamed up with SkySlope to release new, streamlined buyer agreement workflows and the firm announced RealVerified Leads, which uses two-factor authentication to verify leads registering on CINC IDX websites.

Lamacchia founded the Massachusetts-based real estate company bearing his name in 2009. Today the company reports $1.7 billion in annual sales from its more than 700 agents across 19 offices and continues to grow. His reach has expanded to now include leadership over property management and development companies as well. He has served in committee and board roles for the Massachusetts Association of Realtors as well as NAR.

Attom Data Solutions
Barber has run Attom Data Solutions as CEO since 2015. The company, which private equity firm Lovell Minnick Partners acquired in 2019, provides national property data including tax, deed, mortgage, foreclosure, natural hazard and more on over 155 million residential and commercial properties in the U.S. Barber remains an active investor and advisor for other real estate-related startups including ClimateCheck, CityBldr and Backflip.

As CEO of Washington, D.C.-based TTR Sotheby’s International Realty since 2011, Lowham oversees approximately 600 agents who do nearly $4 billion in annual sales. A graduate of Stanford University, he is a second-generation real estate professional who made his first sale at the age of 19. He also serves on the executive committee for Bright MLS.

BHHS Homesale Realty
As CEO of BHHS Homesale Realty, Messick leads nearly 1,300 agents who do nearly $4 billion in annual sales in Maryland, Pennsylvania and West Virginia. A graduate of the University of Pennsylvania’s Wharton School of Business, he joined Homesale Realty in 2004 after starting his career at American Home Bank as a mortgage consultant. Messick, who became CEO in 2019, credits his leadership skills to his experience in the U.S. Navy.

A second-generation broker, with over 25 years of industry experience, Golden has been president and CEO of Berkshire Hathaway HomeServices Georgia Properties since 2022. She joined the company in 2004 and, prior to becoming CEO, had been Georgia Services’ Regional Manager. She has previously served as president of the Atlanta Realtors Association’s Executive Committee.

Houlihan Lawrence (an HSA company)
As president and CEO of Houlihan Lawrence, Nunan oversees over 1,400 agents in and around upstate New York and Connecticut. Nunan began her real estate career in property management before joining another HomeServices of America company. She joined Houlihan Lawrence as chief operating officer in 2018. Nunan also serves on the board of the Mid-Hudson MLS.

Re/Max One (a Re/Max Gold Nation company)
A real estate broker since 1984, Myers is President of the Southern California-based Re/Max One. He oversees 450 agents at a firm he has led since 2018. In 2018, the firm joined Re/Max Gold Nation to expand its reach in California and Nevada. Myers, a four-decade industry veteran, has also co-owned and been a managing partner of Landmark Escrow Inc. since 1998.

Leck runs Green Seed Technologies, a real estate technology holding company he founded in 2003. The company owns a variety of industry tools including popular real estate dialer RedX and communications platform Wavv. The company has grown to serve agents throughout North America. Leck also works with companies in communications, social media content logistics and tech incubation.

After industry icon Vinnie Tracey’s retirement, Vasquez took over as president in September 2024. In her role, Vasquez focuses on growing the business. The nation’s 10th largest real estate enterprise by annual sales volume has over 19,000 agents who do nearly $34 billion in annual sales. The firm’s franchise wing expanded in 2024 to 14 new American markets. Vasquez, who will continue as the firm’s chief marketing officer, has nearly two decades experience in real estate among her almost 30 years in marketing, communications and management.

BHHS Drysdale Properties
As president and CEO, Pearson leads more than 800 agents who do over $2 billion in annual sales. The Danville, California-based firm serves northern California and northern Nevada and is a top 100 brokerage in the nation. In her decade at the helm of the firm, Pearson has also overseen the launch of the Drysdale Community Foundation, which sees individual agents donating to a fund that benefits area nonprofits. She previously worked for Windermere Real Estate and was an owner for Prudential California.

Samson Properties
Donny Samson leads the brokerage his father, Danny, founded in Chantilly, Virginia, in 1986. The firm has nearly 5,500 agents in the mid-Atlantic region who do more than $8 billion in annual sales. Donny took on the role of CEO in 2019 after serving as chief operating officer for three years. The fee-based brokerage has 37 offices across Virginia, Maryland, West Virginia, Pennsylvania, Delaware and Washington, D.C.
